A damp crawlspace is one of the most significant and most overlooked contributors to pest activity in Bay Area homes. Moisture in the crawlspace creates the exact conditions that termites, rodents, and other pests require — and it contributes to wood rot that increases structural vulnerability to termite damage.

Why Bay Area Crawlspaces Get Wet

Bay Area crawlspaces are exposed to moisture from multiple sources:

  • Ground moisture — Soil in and under the crawlspace releases moisture vapor that rises into the space year-round
  • Rain intrusion — Improperly graded soil, foundation cracks, or inadequate venting allows rainwater to enter during wet winters
